The BXB Studio team developed a conceptual design for Robert Makłowicz, which was positively received by him. The project features two apartment buildings located on the Pelješac Peninsula in southern Croatia, set on the hills of the town of Orebić, with views of the sea and the picturesque scattered islands, including the island of Korčula. This is a place of strong character, rich in history, infused with the scent of herbs, and defined by stone alleys winding among old houses – a context that became the key inspiration for the entire concept.
The development was designed for a passionate admirer of Mediterranean culture, cuisine, and soulful places. The project was intended to reflect the spirit of the location: blending the flavor of tradition with modernity, while being both simple and full of character.
The compositional layout of our concept is based on two buildings, between which a cozy pedestrian street has been introduced – a space inspired by local walking paths. The street ascends via stairs, leading toward the building entrances and framing views of the sea.
The street itself has an almost theatrical character – the building walls are finished with local stone, while small windows with niches and balconies create an intimate space that frames views of the Adriatic. Subtly lit in the evening, it evokes the feel of old alleys in Dalmatian towns.
The materials used in the project are a deliberate blend of local and contemporary elements. Concrete serves as a modern structural base, wood brings warmth, and local stone – especially in the street walls and details – adds authenticity and roots the design in the region.
The facades along the street are more enclosed and atmospheric, with small-scale details. In contrast, the remaining facades open wide to the landscape – featuring large glazing, terraces, and loggias that maximize connection with the surroundings and natural light.
The apartment interiors are designed to be flexible. Each floor can function as one larger apartment or be divided into two smaller units. Thanks to the alternating layout, various configurations are possible.
A unique feature of the design is that each floor has exposure to all four cardinal directions – a rarity in apartment buildings. As a result, all spaces are well-lit, and residents can enjoy both sunrises and sunsets over the Adriatic.
